A zoning permit is required for most projects including:

• New construction
• Additions or structural changes
• Fences, sheds, and garages
• Swimming pools
• Changes in property use

Applications can be obtained online or at the Borough Office. Completed applications must be submitted to the Borough Office and include required fees.

Zoning applications fees are based on the cost of the project as listed:

Cost of Project $0 - $5,000; Fee is $40.00

Cost of Project $5,001 - $10,000; Fee is $60.00

Cost of Project $10,001 - $100,000; Fee is $80.00

If the cost of the project is over $100,000, please call the Borough Office.

Processing times vary depending on the complexity of the project. Most permits are reviewed within a few business days once a complete application is submitted.

A setback is the required distance a structure must be from property lines, streets, or other buildings. Setback requirements vary by zoning district.

You may need to apply for a variance through the Zoning Hearing Board. This involves a formal application and public hearing process. Applications can be obtained online or at the Borough Office. Completed applications must be submitted to the Borough Office and include required fees.

The Zoning Hearing Board is an independent body that reviews requests for variances, special exceptions and appeals of zoning decisions.

The cost of a variance application is $500.00

Home-based businesses may be permitted, depending on the zoning district and type of business. Certain restrictions typically apply.

Yes. Both above-ground and in-ground swimming pools require zoning approval and may also require building and electrical permits and inspections.

The Zoning Officer is responsible for reviewing applications, issuing permits and enforcing zoning regulations.

Work completed without proper permits may result in fines and penalties, stop work orders or require removal or modifications to the structure.
